INVICTVS BEGINS CONSTRUCTION

Cartagena’s real-estate sector continues to move at a strong pace

After completing its pre-sale period, Urbacolombia’s newest project began construction this February.

With more than 80% of the 554 total residential units sold, the project reached its break-even point and has officially started construction.

Since its launch, it has received significant market acceptance, becoming the best-selling project in the Bocagrande area throughout 2024, according to figures from Camacol Bolívar.

Its privileged beachfront location, with views of the Caribbean Sea, the historic center, and Cartagena Bay, along with its configuration as short-term rental apartments operated by a professional management company, contributed to making it one of the most sought-after projects for those wishing to own property in the city, whether for personal enjoyment or rental income.

With more than 360 billion Colombian pesos in sales, Invictvs will generate a positive impact on the local economy, creating more than 1,500 direct and indirect jobs.

Its architectural design sets a new benchmark in the city’s urban skyline, distinguished by its black façade and refined shapes that will enhance Cartagena’s horizon.

Foundation Phase Begins

The first stage of the project corresponds to the foundation works, which have been calculated and designed by a team of experts, both internal from Urbacolombia and external firms such as Aycardi Estructural for structural support and review, Inverdama for HVAC systems and electrical network design, and JASB GeoEstructural for soil studies.

These companies have extensive experience in structural engineering and other technical fields for large-scale projects that today form part of the city’s urban skyline.

Urbacolombia’s experience in Cartagena de Indias is reflected in projects that are steadily advancing in key strategic areas of the city. Suncity, located in the traditional Torices neighborhood, is in its final stage of construction and is expected to begin the title deed process in the coming months. Amalfi Tower has completed its foundation phase and already has its tower crane installed to begin the construction of the superstructure of the project, a skyscraper over 170 meters tall on the beachfront that, together with Invictvs, will transform the Bocagrande skyline.

Cartagena, the Preferred City for National and International Investors

Cartagena continues to be the preferred destination for second-home investment. “In recent years, this type of investment has gained importance as a wealth diversification option for Colombians, as well as for foreigners who find in the city an optimal combination of favorable exchange rates and competitive prices compared to other Caribbean destinations,” states Irvin Pérez, Manager of Camacol Bolívar.

Likewise, in the Bocagrande area where Invictvs is being developed, the Cartagena District is advancing the Coastal Protection Project, aimed at mitigating erosion along the entire shoreline, from the breakwater in El Laguito to the Historic Center. The first phases of this major project have already been completed, featuring fully renovated beaches with ample space for relaxation and recreation. The section located in front of Invictvs is expected to be completed in the coming months.

Another project announced by the district for the area is the “Urban Renewal and Hydraulic Solution for Bocagrande and Castillogrande,” designed to provide a comprehensive solution to the challenges of climate change. This initiative proposes a historic intervention that will mitigate the effects of rising sea levels and definitively address the issues that have affected these coastal sectors.
